A four-storey concrete garment factory on Carlaw, built between 1949 and 1952 on an empty lot between the Wrigley and Rolph Clark Stone buildings. Empty from 2001, it was converted by Atria in 2008, with four new floors on top, into about 150 lofts with mushroom columns and recessed balconies.
A 1948 photo of Carlaw Avenue, taken after the street was widened, shows an empty lot here between the Wrigley factory and the Rolph Clark Stone printing plant, and the building is there in a 1953 aerial photo, so it went up between 1949 and 1952. It was built for the clothing trade, with fluted concrete mushroom columns and big factory windows.
The factory was abandoned in 2001. Atria Development, the Jain family company that also made the i-Zone Lofts across the road, converted it, adding four floors of glass, steel and brick on top of the four original concrete floors and digging three levels of parking underneath. The first owners moved in in 2008.
The cleverest move was on the Carlaw front: on the upper storeys the old window openings became the openings of rows of recessed balconies, so the factory face survives while every loft gets outdoor space. The roughly 150 lofts run from studios to two-bedrooms, with polished concrete floors, exposed concrete ceilings over 11 feet and big terraces on the east and west sides. Four lofts on one block of Carlaw, Wrigley, Printing Factory, i-Zone and this one, make it the densest loft street in Toronto.
The building is often linked to the Posluns family, whose clothing business became part of Dylex, the company behind Fairweather and Tip Top. It's a plausible story, but no record ties the family to this building.
