Three heritage-designated grocery warehouses beside St. Lawrence Market at 77, 81 and 85 Front Street East, built from 1857 to 1860, when the lake came almost to their back doors. Converted by the Georgian Group in 2001 into 54 lofts over shops, probably the only pre-Confederation loft conversion in Toronto.
Front Street East got its first full-scale warehouses near the market in the late 1850s. Thomas Helliwell Jr., a brewer, and his son-in-law Thomas Clarkson, a founder of the business that became the accounting firm Clarkson Gordon, owned 81 and 85, built in 1857 and 1858 for a wholesale grocery trading in produce, wheat, hides and leather; their plain fronts with big pilasters follow Georgian Classical rules. Next door, 77 was built around 1858 to 1860 for Alexander Mortimer Smith, a Scottish wholesale grocer and city councillor from 1855 to 1859, in an Italianate style with tall arches. An 1858 atlas shows the lake shore just behind them, before the land was filled in.
The City designated the buildings in 1985. A first conversion plan in 1996 for 40 live/work units ran into trouble, and the City had the owner bring in ERA Architects to supervise repairs and stabilize the buildings. In 2000 Georgian took over, separated the shops from the homes and raised the count to 54.
The lofts, finished in 2001, are on the top three floors above street-level shops, from about 480 to 1,340 square feet, with 10-foot ceilings, 160-year-old brick walls, wood columns and floors, and dormer windows on the top floor. Nothing is quite square: the floors slope and the walls lean. The floor plans are named after the men who built the warehouses, like Helliwell and Clarkson, and there is no parking.
“Built in 1837.” The warehouses date from 1857 to 1860, still old enough to predate Confederation.
